Local Boards of Appeal and Equalization

Wright County property owners will soon be receiving their annual Notice of Valuation and Classification for the 2024 Assessment, property taxes payable in 2025. This is the first of three notifications that property owners will receive regarding the 2025 property taxes, with the Truth in Taxation notice coming in November 2024 and the Property Tax Statement in March 2025. The purpose of the Valuation Notice is to notify property owners of their 2024 property valuation and classification for property taxes. Other information on the notice includes enrollment in state programs such as homestead, green acres and disabled vets as well as any new construction value included in the total valuation. Property owners are encouraged to review their notifications and contact the Assessor’s Office if they have questions or concerns, most of the time things can be resolved informally at this level. For property owners who wish to formally appeal their value or classification, their appeal options depend on the district in which the property is located. Open Book Districts:  Wright County has 13 districts utilizing the Open Book option of appeals for 2024. They include the cities of Buffalo, Clearwater, Cokato, Delano, Maple Lake, Monticello, Montrose, South Haven and Waverly and the townships of Chatham, Clearwater, Rockford and Silver Creek. For the nine cities and four townships that have Open Book meetings, property owners can bring their questions or concerns to the County Assessor’s Office in the Wright Government Center (3650 Braddock Ave. NE, Buffalo) between the hours of 8 a.m. to 4:30 p.m. weekdays between Monday, April 8 and Tuesday, April 30. If property owners are unsatisfied with their appeal at this level, they are welcome to sign up for the County Board of Appeal and Equalization which will be held on Monday, June 17 at the Wright County Government Center. Local Board of Appeal and Equalization Meetings: The remaining 22 districts in Wright County utilize the traditional Local Board meeting option for appeals. This includes the cities of Albertville, Annandale, Dayton, Hanover, Howard Lake, Otsego, Rockford and St. Michael and the townships of Albion, Buffalo, Cokato, Corinna, Franklin, French Lake, Maple Lake, Marysville, Middleville, Monticello, Southside, Stockholm, Victor, Woodland. In these districts, property owners need to reach out to the Assessor’s Office prior to their scheduled meeting and/or attend the Local Board meeting printed on their notice in order to have their appeal heard. All Local Board meetings are scheduled for April (see below). In order to be able to appeal to the County Board in June, property owners in these districts must first appeal to their Local Board. The County Board of Appeal and Equalization meeting will be held at 4 p.m. Monday, June 17 at the Wright County Government Center. Property owners wishing to have their appeal heard at this level must either own property in an open book district or needed to attend the local board meeting in April for the district in which their property resides. Appointments for the County Board of Appeal meeting must be made by Monday, June 10 by contacting the Assessor’s Office.
